Mixed-Use Development / Montgomery Village Center

Project Scope:

The renovation of a 18 acre mixed residential and commercial center in Montgomery Village Shopping Center. The project will renovate 118,000 square feet of an existing commercial center as well as revert previous office space to condominiums.  New 2 over 2 condominium units and a 49-unit townhouse development will be constructed to the rear of the property as will a new greenspace open area for the community.

Success:

The land use department successfully coordinated the complex levels of review and obtained sketch, site, and preliminary plan approval for 615,000 square feet of new development in the Montgomery Village Center.  In addition to obtaining necessary plan approvals with M-NCPPC, the collaborative teams of the land use and real estate departments coordinated completion of post-entitlement documents such as the site plan surety and maintenance agreement, site plan performance bond, public improvements and stormwater management easements as well as parks covenants.
